Box 580 Ft. Collins, CO 80522 Dear Planning and Zoning Board: I am writing in regard to the Zoning Options for the REA Annexation. Because of the strategic location of this property near the College and Harmony intersection, the board will be making a precedent setting land use decision. Yes, this property is along a major arterial, but it is also part of several neighborhoods and a gateway into our city from both the south and the east. In the absence of a much needed south college corridor plan (which was requested five years ago by residents) the boards decision will set the standard for future development between Harmony and Trilby Roads. I would like the board to note that the PVREA site is currently an example of one of the finest developments in the area. From a historic perspective, PVREA worked extensively with their neighbors, Fairway Estates, to build a project that is not only compatible with the neighborhood, but a source of pride for the entire community. Of further interest is that the PVREA project set a precedent which encouraged other developments in the area to be responsible neighbors. As a result, we have an established neighborhood where the businesses are compatible with the residential neighborhoods. My hope is that the P&Z Board will place the appropriate zoning and restrictions on the property to ensure that the integrity of the area will be maintained. Perhaps a Planned Business Zoning with use limited to churches, offices, clinics, and medical offices so that the impacts to the area would not be significantly higher than is currently experienced would be appropriate. A PUD condition to assure public review would also be necessary. Thank -you for your attention in this matter. Your decision will greatly influence the quality of life in our neighborhoods and influence growth management decisions in one of the most important development corridors in our city. Sincerely, �.
