MEMORANDUM 3555 stanford road, suite 105 fort coil -ins, Colorado 80525 (970)226-4074 FAX (970) 22"196 TO: Steve Olt, City of Fort Collins COPIES TO: Kris Spradley, Spradley Barr Jim Allen -Morley, Sear -Brown FROM: Eldon Ward, Cityscape Urban Design, Inc.. °CZ-; DATE: October 9, 1997 RE: Spradley Barr - Use conversion on easterly 250' of site PROJECT #: 3862 (3862MEM6) As you know, Spradley Barr has purchased the REA facility on South College Avenue, and is in the process of adapting the building and the site to an automobile dealership through the Larimer County Building Department. The owners have also submitted an annexation petition to the City of Fort Collins. Technical differences between the existing zoning in Larimer County, and the anticipated City of Fort Collins "C Commercial" zoning district, require that the landscaped auto display area comprising the front 250't or the site (the area between the east facade of the building and College Avenue) be reviewed as a "Type 2" use under the new Land Use Code. In anticipation of this requirement, the applicants have designed the area using the criteria of the Fort Collins Land Use Code. In addition, we have tried to address previously identified neighborhood concerns including landscape treatment, site lighting, any changes in storm drainage patterns, and the paging system. We are looking forward to receiving additional input from property owners in the area, and from City Staff during the review process. Please call if you need additional information.
