HomeMy WebLinkAboutHANSEN FARM - FDP190010 - CORRESPONDENCE - RESPONSE TO STAFF REVIEW COMMENTS• Engineer: Marc Virata Project Location: Located on the west side of Timberline Rd at Zephyr Rd Project Description: This is a request for a Final Development Plan (FDP) for a portion of the Hansen Farm property located at the West side of S Timberline Rd at Zephyr Rd (parcel #86071000002). The FDP includes 178 dwelling units (116 single-family detached and 62 single-family attached), a central open space, a future park and internal trail connections and a regional trail along the northern boundary. The proposed project is located in the Low Density Mixed -Use Neighborhood (LMN). FOR OUTSIDE AGENCIES: Our public records database is currently under renovation and new plans are not being uploaded at this time. I have attached the Plat and Site/Landscape Plans for your review, but if you require additional submittal documents please email tbeane@fcgov.com. Comments are due by June 181n Please send your comments and redlines via email to the Development Review Coordinator at: tbeane@fcgov.com. OU1 a. Please clarify the source of water for the irrigation of landscape areas, and if it is coming from FCLWD, please show location, tap size and backflow prevention device. 2. U1 3. U2 4. U4 a. The waterline radius at the elbow on Knobby Pine Drive is too tight at 300' for typical C900 pipe. Please revise to a radius that all C900 pipe can meet. b. Please specify the size and type of Air Valve on Happy Woodland Drive. a. On Fallen Branch Drive between Knobby Pine and Floating Leaf, waterline radius is too tight at 300'. a. On Burly Tree north of Zephyr, please specify the size and type of Air Valve. Sanitary Sheets: 1. SS4 —Please provide a casing for the sanitary sewer at station 15+25 under the 24" RCP. Detail Sheets: 1. Per the FCLWD Standard Construction Specifications, thrust blocks are allowed by approval only, except in locations where there is a connection to an existing pipe. At existing pipes, thrust blocks are required in conjunction with mechanical joint restraints. All new pipe, including waterline lowerings, shall be exclusively restrained with mechanical joint restraints. This applies to the thrust block detail and the waterline lowering detail. 2. On the Air & Vacuum Relief Valve detail, the District requests that the Brass Gate Valve be replaced with a Brass Ball Valve.
