Mail Creek Ditch where it runs through the proposed Hansen Subdivision.
Please see attached. The Company has pending easement agreements with
the developer. However, the Company has some concerns with how the plat
may be unintentionally designating a larger public access area than intended.
The Company does not want the public near the ditch and irrigation structures.
The south 25' of the ditch easement has been called out on the plat at the
location for the public access trail, and that is correct. However, there is a
larger label indicating, `Tract A Public Access Trail Easement" appearing on
the plat indicating that the entire 50' is public access. The northern 25' feet are
exclusive to the ditch company. Can we discuss including language that under
that Tract A label on the plat that this is restricted to the southern 25'? If you
have time, please give me a call to discuss how we can better have the plat
clarify this.

Subdivision and offer the following review comments.
Fort Collins -Loveland Water District:
- the bend radius on the 8" PVC waterlines exceed the manaufacturer's
allowable deflection. Please revise so that the radius of curvature is 11 50'or
larger (based on Diamond Plastics criteria so that any C900 pipe can be used
for installation and repair.)
-Connections to the existing 16" transmission line at two locations in Timberline
need to be made with wet taps so that the 16" line does not need to be taken
out of service.
-In locations where a pipe or structure 24" or larger crosses over a district
waterline, the waterline shall be installed in a casing pipe. (Intersection of Burly
Tree and Twisted Root Drive).

use of driveover curb does reduce the parkway width compared to vertical and
having the info all described and dimensioned out would be helpful. On sheet
CS3 please have the local connector differentiate between sections of where
there's driveover curb on both sides, vertical on both sides, driveover on one
and vertical on the other, etc. (For example, show Floating Leaf Drive's three
different cross sections.) Since the parkway width varies in these scenarios, I'd

05/13/2019: for approval:
The roadway crossings over the ditch for both Fallen Branch Drive and Zephyr
Road don't appear to meet minimal cover requirements from the boxes to the
pavement subgrade. We would need to look at other options to address
achieving sufficient cover (perhaps a different size box, crossing material,
elevating the roadway etc.)

FOR FINAL: Site Plan. For SF attached building arched entry sidewalks at
intersection of detached street sidewalk, show concrete at "right angle", with no
acute angles. For SFA Building in Block 9 (lots 1-6), since it is so close to
street, in place of the arched sidewalk it would be more efficient to just connect
entrance sidewalks directly to street.

is not clear what ground plane mulch is used (river cobble?).
