Please be aware of the following dates and deadlines to assure your ability to stay on schedule for the January 24, 1993 Planning and Zoning Board hearing: Plan revisions are due January S. 1994. Please contact as for the number of folded revisions required for each document. PMT$s, renderings, and 8 folded copies of final revisions (for the Planning and Zoning Board packets),are due,January IS, 1994. What are Tracts B and C (i.e.: easements, or what)? e. The description calls the south line of the plat "The Southline of the NE 1/4 of Section 6". How was this determined? 4. The Police services has problems with the following street names: a. There is a Davis Drive in the Town of Wellington with the same hundred blocks addresses. b. Kennedy Avenue exists in the Town of Wellington. Also, there is a John F. Kennedy Parkway in Fort Collins. C. Eaton Street exists in Fort Collins and may be too, similar to Easton Court. d. North Fork Court exists in the Fort Collins area and may be too similar to Norfolk Court. e. The Mansford Street name conflicts with the existing Mansfield Street. 5. A fire hydrant must be added in the vicinity of Kennedy Drive and Mansford Court (streets soon to be renamed?). 6. Light i Power has indicated that if this area develops prior to the final widening of the east side of Timberline Road to Harmony Road then the owner/developer will be required to provide off -site easements and pay for a temporary electric line to Harmony Road. 1. The City's parkland fees are currently $779 per dwelling unit. The park for this neighborhood will be located next to the Southeast Junior School approximately 1/2 mile east in Section 5. 8. The Engineering Departments comments are as follows: a. The soils report indicates the need for a subdrain system. A system is not shown on the utility plans. b. Pavement sections will be evaluated by the City's pavement management engineer. C. The gross area on the subdivision plat does not match the area indicated on the Site Plan. d. A turnaround is needed at Wilmington. e. A meandering sidewalk is shown along Timberline Road. Is this development going to maintain it? Normally, meandering walks are limited on arterial streets. How Community Planning and Environmental Services Planning Department Fort Collins December 21, 1993 Frank Vaught Vaught -Frye Architects 1113 Stoney Hill Drive Fort Collins, CO.80525 Dear Frank, Staff has reviewed your documents for the Harmony Crossing P.U.D. - Final that were submitted on December 6, 1993, and would like to offer the following comments: 1. The following comments were received from Public Service Company: a. Tracts B & C need to be utility easements. b. The utility easement note in'Lot 193 indicates 61. This should be 91. C. PSCo plans to construct a higher pressure gas main as well as a normal distribution main within Tracts A, B, and C along Timberline Road. Due to the multiple uses planned for.this area, as well as other possible utility installations, close coordination of sidewalk, drainage, and landscaping with all utilities will be needed. 2. A copy of the comments received from U.S. pest is attached to this letter. 3. The Mapping Department's comments are as follows: a. There are a number of street names that appear to be a problem: Davis Drive - there is a Davis Street north of town in the County. Easton Court - this is similar to the existing Eaton Street. b. The control monument at the northeast corner of Section 6 is not as described on the plat. C. Outer boundary monuments must be described. 281 North College Avenue • P.O.
