The project is known as Replat of Lots 1 — 4 of the Harmony Village P.U.D., Replat Number Three — File #65-93G. The request to replat Lots 1 — 4 of Harmony Village P.U.D. would reconfigure the four existing lots into two larger lots. The affected lots are on the north end of the shopping center, between the private access drive (Delany Drive extended), Harmony Road on the north and Timberline on the south. Presently, these lots are vacant. The purpose of the replat is to accommodate two development proposals. The immediate corner of Harmony and Timberline is proposed for the First National Bank, a one story building of about 10,500 square feet. The bank would feature six drive-thru lanes. The balance of the replat is proposed for a one-story, multi -tenant retail building 15,900 square feet. These two development proposals are being processed concurrently with the replat as Minor Amendments to the original Harmony Village P.U.D. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
