On Wednesday, July 15, 1998, from 7:00 to 9:00 p.m., at Preston Junior High School,
4901 Corbett Drive, the City of Fort Collins Planning Department will hold an
information meeting to discuss a development proposal in your neighborhood. The
project is known as Harmony Village Shopping Center, Preliminary P.U.D.
Harmony Village Shopping Center is a mixed -use commercial center. The center is 32
acres in size and located at the southwest corner of Harmony Road and Timberline
Road. (Please see map on reverse.) As proposed, the center will consist of the
following:
1. 14-plex United Artist movie theater - 60,000 square feet
2. General retail and personal services - 42,300 square feet
3. Drugstore - 13,900 square feet
4. Bank - 6,000 square feet
5. Two drive-thru restaurants - 8,100 total square feet
6. Convenience store - 3,500 square feet
7. Standard restaurant - 4,000 square feet
8. Assisted living facility - 34,442 square feet
Total leasable gross square footage, at this time, equals 172,242 square feet.
The shopping center is classified as a "Community Shopping Center" in accordance
with the Harmony Corridor Plan. This size shopping center is larger than a
"Neighborhood Center," such as the Safeway center, and smaller than a "Regional
Center," such as the Sams, Builders Square, Steele's Center.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
