The purpose of the meeting is to review the latest changes to the plan. As you will recall, Harmony Village Preliminary P.U.D. is a mixed -use commercial shopping center located on 32 acres at the southwest corner of Harmony Road and Timberline Road. There are some changes in the land use mix since the last meeting. As proposed, the center will now consist of the following land uses and total square footage per land use: 1. 14-plex Mann Theater - 70,000 square feet 2. General retail and personal service - 50,000 square feet 3. Two banks - 11,000 square feet 4. Three Standard restaurants (free-standing) - 20,000 square feet 5. Two-story office building - 10,000 square feet 6. Convenience store - 3,500 square feet 7. Assisted living facility - 35,000 square feet Total leasable square footage, at this time, is 199,500 square feet. Please note that the primary changes are a new theater applicant, the two drive-thru restaurants have been eliminated, a new office building, and two additional standard restaurants. The commercial center is classified as a Community Shopping Center in accordance with the Harmony Corridor Plan. This size center is larger than a Neighborhood Center, such as the Safeway Center and smaller than a Regional Center, such as the Sam's, Builders Square, Steele's Center. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the time lag between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so that all neighbors may have the opportunity to attend. If you are unable to attend this meetings, written comments are welcome.
