Re: Harmony Crossing P.U.D., Fort Collins — Expansion of Area at Northwest
Corner of Rockport and Timberline for Detention Pond
Dear Mr. Spillane:
As we discussed on the telephone earlier this week, JR Engineering, Ltd. has been retained by
the Dial Companies in order to complete engineering plans for the development of the
commercial site north of Harmony Crossing P.U.D. known has Harmony Village. As part of
the development of Harmony Village, the future detention pond shown schematically on the
approved plans for Harmony Crossing P.U.D. north of Rockport Court will now need to be
constructed.
This area lies within an existing drainage, utility and access easement delineated as Tract B
and dedicated on the Final Plat for Harmony Crossing P.U.D. The work required for this
pond will consist of re -grading and re -landscaping the portion -of said Tract B north of
Rockport Court to be connected to the remainder of the proposed detention pond on the
Harmony Village site. The proposed detention pond will utilize the. existing storm sewer pipe
that runs under Rockport Court for the outfall-into the downstream system.. This system is
shown on the approved utility plans and described within the approved drainage report for
Harmony Crossing P.U.D. (A copy of the section of the approved Final Plat and the approved
Final Utility Plan for Harmony Crossing as well as the proposed grading plan for Harmony
Village are attached for your reference.)
At this time, the Harmony Village P.U.D. project. is proposed to go to the City of Fort Collins
Planning and Zoning Board for Preliminary approval at the end of November. As part of this
process, the City has requested that we secure a "Letter of Intent" from the representatives for
Harmony Crossing P.U.D. for the above referenced work (re -grading and re -landscaping a
portion of Tract B) to be completed as it lies, within an existing easement that is currently
being maintained by others.
