development. A line has been added to the plans to indicate Phase 4.

landscaping within the lot.
22. The percentage and number of solar lots is indicated on the site plan. A solar
symbol can be found on each lot with solar orientation.

24. This information has been added to the Land Use Breakdown.
25. O.K., Matt Delich is checking with Transportation for their requirements.
26. O.K., RBD is addressing these issues on their plans.
27. The density on the multi -family parcel has been changed to 6-12 du/ac.

Dear Steve,
In reference to your October 15, 1993 staff comments, we offer the following responses:
1. RBD is coordinating with Columbine Cable regarding required easement sizes and
locations.
2. RBD is adding the utility easements to the plat.
3. U.S. West comments will be incorporated into final plans.

5. All streets will comply with the 660' requirement within each phase or temporary
connections will be constructed.

7. Based on our meeting on October 26th, we discussed the bike connection to Oak
Ridge Business Park is most appropriately located at the future extension of
Keenland Drive. We are providing a future connection through Dusbabek Property
that will connect vehicle, pedestrian and bikes to the Keenland Drive extension.

9. As per our meeting with Rick Ensdorf no collector street is required through this
property.
10. The lines of Phase 1 and 2 at Lots 1 and 2 have been changed.

12. Site distance easements have been added to the plans at two locations.
