The development plans are comprehensive and appear to achieve the goals of the "triple bottom line" concept which focuses on environmental, social and economic benefit. Thank you for accepting this letter of support for the Spirit at the River Development on Lincoln Avenue. it CC: Moira Bright, Sr. Vice President of Development Spirit Hospitality, LLC 4836 S College Ave, Ste 11 Fort Collins, CO 80525 moira@spirithospitality.net WES SARGENT COMPANY January 18'h, 2018 Clay Frickey City Planner City of Fort Collins 281 North College Ave Fort Collins, CO 80524 Dear Mr. Frickey, et al., ECEIVE 'are 2 4 2018 Br We are writing to express our support for the Spirit at the River development on Lincoln Avenue in Fort Collins. The Staybridge Suites and Johnny's Italian Steakhouse will greatly enhance Lincoln Avenue and the River Corridor. We have been associated with the Developer for over ten years and know the type of product he builds. It would be as asset to our community in many positive ways We have reviewed facts regarding this project and am offering our strong support of the following positive effects this project will have on our community: - While the property is primarily barren currently, this redevelopment creates nearly 1.4 acres of new natural habitat; the proposed plan significantly enhances the ecological character and function of the property, making wildlife use possible - The proposed plan creates pedestrian & bicycle access from Lincoln Avenue to the Poudre Trail, something which is non-existent today - The site is currently compacted dirt which allows runoff containing pollutants to drain directly into the Poudre River. The proposed plan will direct surface drainage to permeable pavers, a rain garden and a detention area for filtration of sediments and pollutants prior to water entry into the Poudre River. Hotels in Fort Collins collect a 3.0% lodging tax, in addition to city, county and state sales tax, for a total tax of 10.4% on room nights sold. These new tax dollars are primarily new dollars flowing in to our community, and the lodging tax monies are spent specifically to support cultural development & programming and promotion of convention & visitor activities in Fort Collins.
