A tract of land located in the Northeast Quarter of Section 6,
Township 6 North, Range 68 West of the 6th Principal Meridian, City
of Fort Collins, Larimer County, Colorado, being more particularly
described as follows:
Considering the East line of the Northeast Quarter of said Section
6r, as bearing South 00023107" East from a Number 4 rebar at the
Northeast corner of said Section 6 to a 1 1/2 inch steel rod at the
East Quarter corner of said Section 6 and with all bearings
-_.contained herein relative thereto:
Commencing at the Northeast corner, of said Section 6; thence along
said East line South 00023107" East, 170.00 feet to a point on the
southerly line of Colorado Highway No. 68, said point being the
Point of Beginning; thence along said southerly line, North
89042127" West, 30.00 feet; thence, North 45000141" West, 71.09
feet; thence, North 89041117" West, 112.84 feet; thence, South
82035113" West, 186.00 feet to a point on a non -tangent curve
concave to the North, having a central angle of 500213411, a radius
of 5830.00 feet and the chord of which bears North 87009157" West,
512.95 feet; thence along the arc of said curve 513.12 feet to a
point on the East line of that tract of land described in Book
1594, at Page 799, recorded in Larimer County'Records, said point
being on a non -tangent curve concave to the Northwest having a
central angle of 404612811, a radius of 4119.83 feet and the chord
of which bears South 11049128" West, 343.23 feet; thence along said
East line and the arc of said curve 343.33 feet; thence, South
14031154" West, 866.47 feet; thence, North 89052111" West, 206.56
feet; thence, South 14031152" West, 1356.20 feet to a point on the
south line of said Northeast Quarter; thence along said South line,
North 89052'15" East, 1740.83 feet to the East Quarter corner of
said Section 6; thence along the East line of said Northeast
Quarter, North 00023107" West, 2430.78 feet to the Point of.
Beginning.
Except portion dedicated as a public highway by Deed of Dedication
recorded in Book 2198 at Page 379.
The above described tract of land contains 74.411 acres and :is
subject to all easements and rights -of -way now on record or
existing.
