9. The Public Service Company reminds the developer that utility
easements adjacent to all rights -of -way need to be such that
from the back of sidewalk to the rear line of the utility
easement is a minimum of 13 feet.
10. Please add a note that explains that the purpose of the replat
is to change the location of a drainage easement and to modify
the dimensions and lot areas of Lots 1 - 81 21, 22, 28, 29,
and 30.
This concludes Staff comments at this time. The administrative
hearing is scheduled for Tuesday, May 23, 1995 at 1:30 p.m. in the
Planning Department conference room, 281 North College Avenue. It
is preferred that all above changes be made prior to this hearing.
A corrected mylar should be brought to this meeting with owner,
notary, surveyor, and attorney's signatures. (No ball point pens
please.) If the Planning Director approves the Minor Subdivision,
then he will sign the mylar at the hearing. The plat will then be
recorded after the two week appeal period.

Dear Mike:
Staff has reviewed the request for Windtrail Townhomes P.U.D.,
First Replat, Minor Subdivision. The following comments are
offered:
1. The name in the legal description does not match the name of
the Plat.
2. There are notes on the Plat that address vacations that are
shown on the original plat. Since the Replat itself will take
precedence, these notes should be deleted.
3. The Plat calls out Tracts A and C. Is there a Tract B? If
so, please indicate. If not, please add a note stating there
is no Tract B.
4. The ties to the west end of the easement across Tract "C" need
more distances to be able to use the ties.
5. This same easement should be in a darker tone. As shown, it
appears very light.
6. In the lower right corner of both sheets, please change the
name of the plat to match the new name.
7. The language describing the 1120' wide bike and pedestrian
access and maintenance easement..." is incorrect, as is the
reference to the Book number. The proper language should be:
1120' open space, bike and pedestrian trails, and storm
drainage and maintenance easement..."
This easement is recorded in Book 2218, not 2018.
8. Please provide additional information to Roger Buffington of
the Water and Wastewater Department regarding the location of
the sanitary sewer with respect to the corner of Lot 22 and
the Plat boundary. Changes in Lot'22 appear to encroach on
the typical easement requirement.
