Lemay Ave. Fort Collins, CO 80525 Robert Saas Eidos Architects 5400 Greenwood Plaza Blvd. Greenwood Village, CO 80111 3 BACKGROUND AND LAND USE HISTORY: The Subject Property was annexed into the City of Fort Collins as part of the Fox Ridge Annexation on or about September 2, 1980. The City approved an Overall Development Plan (ODP) for the Saint Elizabeth Ann Seton Catholic Church in 1983. The original church was constructed on the Subject Property in 1984. As set forth in the Staff Report, the Saint Elizabeth Ann Seton Catholic Church built the Parish Center in 2004 in accordance with the originally -approved ODP. On September 14, 2017 the applicant received approval from the Planning & Zoning Board to modify the ODP governing the Subject Property. Specifically, the 2017 ODP amendment moved the building expansion site from the north side of the building to the south side of the building. McAskin PROJECT DESCRIPTION: This is a Major Amendment request to construct a 15,650 square foot expansion to the existing church located at 5450 South Lemay Avenue, with such parcel legally described as: LOT 1, SAINT ELIZABETH SETON CATHOLIC CHURCH P.U.D., LOCATED IN THE SOUTHWEST CORNER OF SECTION 6, TOWNSHIP 6 NORTH, RANGE 68 WEST OF THE SIXTH P.M., CITY OF FORT COLLINS, LARIMER COUNTY, STATE OF COLORADO (the "Subject Property"). The proposed expansion would increase the capacity of the existing worship hall from 650 seats to 800 seats. As part of this expansion, the church will provide 22 bicycle parking spaces. No new parking is proposed. The church will utilize the existing 257 vehicle parking spaces on -site. The Subject Property is located in the Low Density Residential (R-L) zone district.
