McCoy Prudential McElroy and McCoy REALTORS, Inc. 3665 JFK Parkway Fort Collins, Colorado 80525 Dear John: We feel our meeting of this morning was very productive, and we are enthusiastic about cooperative development of street, drainage and utility items for the benefit of both parties. As discussed, we need to clarify the following with regard to our concurrence with your development plans. 1. We request that the roadway connecting Site J to Gilgalad Ct. be moved to the west approximately three lots as discussed. We would like to coordinate with you on the specific location. 2. We request additional information to evaluate the drainage plan including: a. The storage volume, area, and the grading plan required to provide detention for these properties. b. The size of the easements required to handle the developed flow from your sites vs. easement sizes from historic flows. This should address both the parcels currently before the City and the Site J parcel. C. The sizing and location of drainage swales and facilities. d. The proposal for joint maintenance of such facilities.
