6. Has an evaluation been made of the subdrain and groundwater
- - - --_ -issues --in --this--area?----If --so,---how--will these issues be
—_ addressed? Will-there-be-of-f-site--impacts-to-the-wet-lands-to
the east? If an evaluation has not yet been performed, it
should be done at this time.
7. The width of Bridgefield Lane on the utility plans does not
match the width on the Site Plan.
8. The street name Bridgefield Lane should be reconsidered-. -There
is a new development in the review process -that is -named
Bridgefield P.U.D. and it is located just a short distance
away, on West Prospect Road between the Heatheridge and
Bridges projects. -
9. The width of Rolland Moore Drive is shown at 45' on the Site
Plan. It should be 50' wide.
10. A sbils report should be submitted that addresses .the subdrain
issue.
11. The section of Shire Court to be vacated should be done after
the street network in this development is completed.
12. Is the detention pond large enough in area for the necessary
volume of storage? The groundwater/soils report was done in
March when the ditch was not running. This development may
have to line the ditch or de -water. It is possible that some
lots may have to be lost to accomplish the stormwater needs.
13. The Solar Orientation statement on the Site Plan should read
"variance approved with preliminary".
14. There is a misspelled word in Project Note 8 after "privacy
fences".
15. The City Council has adopted Ordinance #76, 1994 implementing
part of the City's Water Demand Management Policy., The
ordinance establishes water conservation standards for the
design and installation of landscapes and irrigation systems.
All applications, beginning with the .August 22, 1994
submittals, will need to -address the new requirements. These
regulations apply to residential "common area" landscapes and
their associated irrigation systems. The ordinance does not
apply to the landscapes of single family residences. A copy of
the ordinance is enclosed with the copy of this letter to Jim
Sell Design.
16. What is -happening with the streetscape along south Shields
Street? What is the reason for the transplanting of numerous
trees, as shown on the Site & Landscape Plan?
.3 . _. _ The distances _from _the _building -or--envelope to -the. -property ----
line must be shown wherever possible for the multi -family.
Building envelopes fox —the multi -family should be shown on the
Site Plan.
4. The subdivision plat appears to have Buildings 1 through 7
shown with platted envelopes - or are they lots? This is
unclear. It is not a good idea to plat the lots or envelopes.
They would have to be replatted, not by administrative change,
if the buildings were to extend outside _of -the .lots/envelopes.
5. The Engineering Department has the following comments to
offer: -
a) A cul-de-sac or turn -around is required at the east end
of Rolland Moore Drive. An off -site easement may be
needed to enable this to be constructed.
b) The drive that serves Lots 1 through 5 must be a driveway
entering the street with a drive cut at each end. The
sidewalk shall be placed 4.5' from the back of curb in
the right-of-way.
c) Shire Court must be intersected at a 90 degree angle.Show
the existing right-of-way for Shire Court. More land may
need to be dedicated for the street to tie in properly.
d) Off -site sanitary sewer and storm drain easements are
needed.
e) Will subdrains be necessary for storm drains and sanitary
sewer lines?
f) Cross slopes are too flat. They seem to be calculated
from the flowline and not the lip of the gutter, as
required.
g) A vacation ordinance is required to vacate a portion of
Shire Court (it shall remain a utility easement).
h) Add a sidewalk note to the vacated Shire Court area.
i) Add a north arrow and scale to the Vicinity Map on the
Site Plan.
j) Add a written legal description and boundary metes &
bounds calls on the Site Plan.

Dear John,
Staff has reviewed your documents for .the _windtrail Park P.U.D.,
Final that were submitted to the City on August 22, 1994, and would
like to offer .the following comments:
1. Public Service Company of Colorado has stated that no trees
may be planted within 4' of gas lines.
2. The Mapping and Surveying Department has the following
comments to offer concerning the subdivision plat:
a) The "off -site" - sanitary sewer and drainage easements must
be dedicated by separate document(s) and the recording
information for the easements must be shown on this plat.
b) The dedication statement is incomplete.
c) A Portion of this plat is a Replat of a Portion of an
existing plat, and the title must reflect this.
d) Bridgefield Lane dohs not match with Shire Court to the
north.
e) How was the north line of the SW 1/4 determined?
f) The information shown at the l/4 corner is confusing.
What is the bearing of the west line of the SW 1/41
g), How wide is White Mountain Court?
h) How wide is the easement along South Shields Street?
i) There are distances missing along South Shields Street,
i.e.: ties to the centerline of Rolland Moore Drive.
j) The plat does not close (0.757 N - S, 0.012 E - W).
