W, Reynolds Companies Eldon Ward, Cityscape Fort Collins Staff From: Matt Delich Date: December 29, 1993 Subject: Waterglen traffic study addendum (File: 9376MEM1) This memorandum provides an addendum to the "Waterglen Site Access Study," October 1993. The. latest site plan proposal for Waterglen PUD shows virtually all residential uses on this site. This revision will change the trip generation for this site. Table 1 shows the trip generation for the revised uses proposed for the Waterglen PUD. Figure 1 shows the site plan for the revised Waterglen PUD. The accesses to East Vine Drive remain in the same locations as in the "Site Access Study." Table 2 shows the trip generation for the Waterglen PUD from the "Site Access Study." Figure 2 shows the site plan for the Waterglen PUD from the "Site Access Study." Comparing the trip generation shown in Tables 1 and 2 indicates the following: - With the revised Waterglen PUD, the daily trip generation will be 24 percent lower. - With the revised Waterglen PUD, the morning peak hour trip generation will be 41 percent lower. - With the revised Waterglen PUD, the afternoon peak hour trip generation will be 30 percent lower. Figure 3 shows the peak hour traffic assignments at intersections M and N for the original Waterglen PUD and for the revised Waterglen PUD. The peak hour volumes at intersection M are almost the same under each land use scheme. At intersection N, the revised Waterglen PUD volumes are 44 percent lower in the morning and 38 percent lower in the afternoon. It is concluded that the operation at intersection M will be almost the same as indicated in the "Site Access Study." The operation at intersection N will be higher (better) than indicated in the "Site Access Study." The segments of East Vine Drive to the west of the Waterglen PUD will operate acceptably with a two lane cross section. The auxiliary lanes, indicated in the "Site Access Study" under the discussion of long range peak hour operation, will be required even with the lower peak hour traffic. CU0M@@P* urban design, inc.
