O. 1190 Fort Collins, CO 80522 Dear Russ: City staff has reviewed the Wildflower Ridge PUD and has the following comments on this item: 1. A traffic impact study should be submitted to use to determine the impact from the proposed land use and to determine what street improvements may be necessary off -site. We are assuming that a waiver to the UGA street capacity requirement will be submitted and believe that a traffic impact study is necessary information to fully evaluate such a waiver request. 2. The proposed density of 1.9 acres per single family unit is not consistent with the UGA minimum density of 2 DU/acre. 3. Red Fox Road, Wildflower Way and Morning Glory Road need to be built to City local street standards, including curb, gutter, sidewalk and streetlights. Streets need to intersect at 90 degrees and minimum centerline radii need to be met. No "angle points" are permitted (use large radius curves). 4. The site is not eligible for annexation; however, an annexation agreement should be required. 5. Clarification is needed regarding whether the access to this site is tied to the Fox Hills development, or if this site has its own access easement. 6. Clarification is needed regarding whether the site meets the 1/6 contiguity requirement and if not, whether a waiver will be requested.
