Staff recommends approval of Cimarron Lake Subdivision, #72-93. Cimarron Lake Subdivision - County Referral, Case #72-93 November 15, 1993 P & Z Meeting Page 2 COMMENTS 1. Background• The surrounding zoning and land use is as follows: N: FA; undeveloped S: FA; existing residences (Terry Acres) E: FA, R; existing residences (New Moon Estates, Tri-View Estates) W: RE; undeveloped The site is zoned FA -Farming, in Larimer County. This zoning designation is for single family homes and agricultural related land uses. 2. Land Use• This proposal is to subdivide 96.2 acres into 39 single family lots. The resulting density is 1 DU/2.4 acres. Minimum lot size is 2.29 acres, which is necessary for the use of septic systems for sewage disposal. All lots in this subdivision meet the minimum lot size. The site is located just north of the Fort Collins Urban Growth Area, in the area designated for Rural Non -Farm land uses in the Larimer County Land Use Plan. The Rural Non -Farm area is intended for low density residential development and open -space type uses. Such areas are typically located to provide a transition between urban and rural areas in Larimer County. Development in the Rural Non -Farm area is intended to be single family residential, at a density of 1-2.5 acres per dwelling unit. Thus, this proposal is consistent with the density and land uses intended for the Rural Non -Farm area. 3. Design• The site has access from North Shields Street and from County Road 54H. There is no access from Douglas Road. Portions of the site are west of and adjacent to Water Supply and Storage Reservoir No. 4 (Lots 20-28). Access to the lake is proposed to be provided for the use of residents in the development at the northeastern edge of the site, just north of Lot 20. This access will allow for pedestrian access to those homeowners that do not have lake front lots.
