Lots #61-70, which border Clarendon Hills Filing No. 3, are not walk -out lots and cannot be made into walk -out lots. Attached is a fax of our preliminary grading plan for those lots. What the plan shows is that we will actually be lowering the elevation of lots 61-70, This should alleviate the concern of the adjoining property owners that we could raise the foundations of these lots above the foundations of their (tomes. This grading plan is partof the application to the City of Fort Collins for approvals. We would appreciate the Clarendon Hills H.O.A.'s support on our application. The changes that occur in the lot design are summarized as follows: A 3' stone wall and landscaping is to be installed along Hinsdale Drive. 2. Large lots will be built from the northern most irrigation ditch to the northern border of Clarendon Hills Filing No. 3. 3. The number of "6,000 foot lots" will be reduced, resulting in larger lots. The resulting lots will be larger than the 6,000 square feet allowed within the RLP zoning but smaller than the lots south of the irrigation ditch. The total number of lots would be 100 rather than the original 115 proposed in our first plan. Items which are not shown on the attached drawing are as follows: 1. Lot numbers 61 through 70 will provide for rear yard landscape requirements. 2. The covenants for lots 36 through 70 and 89 through 100 will equal or exceed the existing covenants for Clarendon Hills Filing No. 3. 3. Harmony Road will be fenced and landscaped with the Coventry identity signage at the corner of Harmony Road and Hinsdale Drive. 4. Tract E will be available as a location for Clarendon Hills signage if your association will pay for and maintain such signage. Our constraints will be the existence of an underground. irrigation ditch which traverses Tract E. 5. Tracts C, D, and E will be landscaped and have pedestrian paths. 6. All common areas will be maintained by a Coventry Homeowners' Association.
