expansion will be screened. Pouring the foundation at this time is an
economically feasible move and great care wil be taken to ensure that this
will not detract from the aesthetics of the building and that no safety issues
will be ignored.

d) The landscaping should be substantially completed during the renovation
process. For the portion that is not completed. the SFCU will escrow 125% of
remaining landscape value prior to receiving an CO.

Light and Power Utility
As shown on the site plan, the expanded building will be a minimum of three ( 3 ) feet
from the edge of the transformer pad.

Water / Wastewater Utility
See revised site and landscape plans.
As to the existing sewer service. property owner understands that all maintenance on
line will be the sole responsibility of the owner. If deemed necessary, owner will take
steps to ensure improved access to sewer line.
Water Conservation
There will be some additional plantings, but the existing irrigation system will service
those and no modifications to current system will be required.
Poudre Fire Authority
A 20' fire lane will be maintained around the building as shown on the revised site plan.
Current Planning Department
a) A major advantage to this sight is that headlights from vehicles using the drive-
thru should have little impact on adjacent uses, primarily because headlights will
mostly be shining on the back of adjacent buildings. Where necessary,
however, additional landscaping will be placed and a 4' high cedar fence will be
installed ( if necessary ) to eliminate headlight impact on adjacent uses. This
fence will mostly run along the northeastern boundary and will be similar to the
fence outlined in the attached photos.

The bike rack will be permanently affixed.
e) The crosswalk will be defined using a raised paving material matching the
paving material currently in place at the front entry to the building.

RE: Boston Chicken PUD Major Amendment
Dear Leanne:
The following is a response to the comments dated November 10, 1997:
1. Engineering Department
See revised site and landscape plans. Also, see revised drainage report.
In addition, due to the nature of the proposed change of use for this building ( restaurant
to banking facility ), the requirements for the building services will have less impact.
Therefore, the overall utility plan requires no modification.
2. Stormwater Utility
See revised drainage report.
3. Building Inspections
Per conversation with Sharon Getz accessible route of travel will be clearly identified in
the building permit stage. In addition, all accessible routes of travel into the building will
comply with ADA and all routes that cross traffic lanes will be clearly identified and
marked as a crosswalk -
Please refer to revised site plan - square footage of building ( with expansion) is 5,000 +
square feet.
The building and expansion will adhere to all current building codes.
4. Zoning Department
a) See revised site plan.
b) Two street trees will be planted at entrance off of Lemay Street. Please indicate
on landscape plan where to plant and what type of tree to plant-
C) See attached drive thru plan for Schlotsky's and the SFCU. Per Gary Lopez the
site is conducive to smooth vehicular traffic flow for both uses. Gary did
mention, however, that the SFCU may require some directional signs for the
SFCU's benefit -
