Brookwood estates should be involved in the review of the plans to contain, curb or elevate the islands and review the berms and landscape plans to its end result. The berms shall be 30 inches to 42 inches in height. 7. The maintenance of the landscape islands shall be the responsibility of Coventry Homeowners Association and not simply that of individual lot owners adjacent to the islands. 8. 50% to 70% of the berms shall be planted in evergreens, including six to eight large conifers located at the individual lot driveways. 9. Reserve an access easement North of Lot 89 to the end of Bentley Place, of adequate width for a future 28' roadway. Grading and the design of the irrigation storage pond for the city park should be adjusted to facilitate this roadway. 10. We think the plan has progressed to the point we can support the subdivision completely, however, in the event the final plot and landscape plan does not include proposed elements dated 10 February 1994, then Brookwood reserves the right to appeal the final plat and landscape plans to city council, if approved by Plan and Zoning. We request, as further improvements to the plan, the following deletions or additions: 1. The City Engineer said at the Planning and Zoning meeting of 31 January 1994 that roads coming from an arterial roadway had to be 36 feet wide. Since this will be the case, Crest Road should be 36 feet wide as it approaches Harmony, both to allow for the ruling and to accomodate a three -lane ingress/egress treatment at the Harmony Corner, from Lot 89 North. Remainder of Crest Road would be 28 feet. 2. Dedicate the 30-foot easement at the South border of lot 100 to the park. 3. The sidewalk on Crest Road should curve around the islands on the lot side of the 20-foot shared drives for both improved service to the front sidewalk of the home owners, as well as an improved visual effect. This would also better address the issue of safety and traffic. 4. Brookwood Estates should not be required to pay back the costs of the Crest Road street improvements. 5. We wish to reserve the right to approve the final flood water and irrigation water design/management.
