RE: Coventry Subdivision
Clarendon Hills Homeowners Association Position
Hello Ted,
Since the upcoming Planning and Zoning Board meeting will discuss the Coventry Subdivision project,
I wanted to remind you of the support this project has from the Clarendon Hills homeowners. I also
wanted to give you our opinion on a road change recommendation made by a resident on Crest Road.
As a member of the Clarendon Hills Board of Directors and appointed representative for the Clarendon
Hills Homeowners Association regarding the Coventry subdivision project, it has been my responsibility
to understand the concerns of the homeowners and work with the developer, Jim McCory, to ensure
these concerns are addressed. As documented in my memo to you on December 18, 1993, the Clarendon
Hills homeowners are very supportive of the Coventry subdivision project. Even more so now that Jim
McCory has shown his support in working with the Clarendon Hills homeowners and the Fort Collins'
Parks Department in developing the Ridgeview Park. This is the park that will surround the McQqraw
Elementary school and will be located next to the proposed Coventry Subdivision.
I head a committee within Clarendon Hills that is working with the Fort Collins' Parks Department and
Jim McCory to develop the Ridgeview Park. We have had several meeting and things are progressing
nicely. Jim McCory has been very willing to work with us and has already demonstrated some financial
support by covering the park landscape plans. Jim Sell, of Jim Sell Design, has developed a park plan that
the committee is very pleased with and a final plan is in the making.
On the road change recommendation made by a resident on Crest Road, let me say this. The Clarendon
Hills homeowners are adamantly against a road connecting Crest Road and East Bentley Place. The
biggest concern with this road change is that it would direct traffic from Crest Road into Clarendon Hills.
We foresee Crest Road residents using this road and driving through Clarendon Hills to avoid Harmony
and the Harmony/Shield intersection. We see no logical reason for this road change. It would also
conflict with the current Ridgeview Park plans. Please reject this road change.
The Clarendon Hills homeowners hope the Planning and Zoning Board approves the Coventry
Subdivision as submitted. It could be difficult to find another developer as willing as Jim McCory has
been to help our neighborhood. Please let me know if you have any questions.
Sincerely,
Carl Cicero
Vice -President Clarendon Hills Board of Directors
