5. The conversion work must be done by contractors and
subcontractors licensed in the City of Fort Collins. The
design of the wall units must be engineered and stamped by a
registered professional engineer. Egrees windows on the north
and south must meet the Uniform Building Code as adopted and
amended by the City of Fort Collins. As an R-1 occupancy, the
structure will require one -hour fire -rated walls between
units. The separation between the basement and the living
unit must also be one -hour rated. For further information

6. Each unit will be required to have separate sources of heat
and be equipped with 100 amp electrical panels.
7. The Poudre Fire Authority will require access to the rear of
the building for fire rescue purposes. This may require a
non -build easement from the neighbor to the north. Such an
easement must be in writing and in place before the project
can be approved.
8. The Parks and Recreation Department will assess a Parkland
Development Fee of $779 per unit, payable at the time of
building permit issuance.
9.. The Stormwater Utility is concerned if there will be an
increase in impervious surface area of greater than 350 square
feet. outdoor wood decks, with no enclosures, do not apply.
If there is to be no change or a decrease in impervious
surface, please provide a letter to the Stormwater Utility.

10. The Engineering Department will charge $584 per unit for the
Street oversizing Fee, payable at the time of building permit
issuance. '
11. The reconstruction of the driveways, ramps, and the new
parking area along Magnolia Street will require a detailed
plan submitted to the Planning Department along with the
submittal for the residential conversion. This could be as
simple as a detail on the Site Plan. Driveways should be a
minimum of 20 feet in length so there is no vehicular overhang

occur until the plans are in final form and legal advertising

ITEM: Conversion of 329 South Sherwood Street to
Residential
APPLICANT: Mr. Bill Coulson, 221 Mathews Street, #(20,
Fort Collins, Co 80524
LAND USE DATA:
Request to convert the old University Cleaners at 329 South
Sherwood Street to three residential units.
COMMENTS:
1. The property is located in the N-C-M zone district. This zone
allows conversions to residential (up to four-plex) with no
exterior alterations to be considered administratively by the
Planning Director. If there are exterior alterations, then
the request must be considered by the Planning and Zoning
Board. Both processes require submittal of a site plan.
2. The site plan must demonstrate that the bulk and area
requirements (setbacks) of the N-C-M zone are satisfied. If
this is not the case, then the necessary variances must be
submitted to the Zoning Board of Appeals, or the project must
be submitted. as a planned unit development for consideration
by the P & Z Board.
3. In terms of the electrical secondary service, what is existing
is probably adequate to serve three 'residential dwelling
units. The transformer may or may not have to be changed out.
If it needs to be changed out, then the cost is approximately
$275. The normal development charges for residential units
would apply but may be modified given that there was recently
an existing commercial use. For further information, please

4. The property is likely served by a 3/4 inch water tap. If
this service is adequate, then there are no issues with the
Water and Sewer Department. This service line should be
checked. If it is old (galvanized steel) and corroded, then
the line may be inadequate to serve the needs of three two -
bedroom apartments. If a new water service is needed, then it
must be tapped back at the main. If a larger service is
