Dear Bill:
Staff has reviewed the 329 Sherwood NCM Site Plan and has the
following,comments to make on this item:
1. The building currently has underground 3-phase power. The
property owner is responsible for modifying the service entrance
for single phase.
2. Each living unit must have its own electric meter.
3. If units are to be sold to individuals, there will need to be
utility easements to get from one end of the property to the other.
4. Parkland fees will be required for new residential units.
5. If additional natural gas appliances are to be installed, the
owner should contact Public Service Company to verify the capacity
of natural gas service lines and metering requirements.
6. Plant investment and raw water fees must be updated (contact
Mary Young at 221-6681). If the owner wishes to change the size of
the water service, a utility plan will be required.
7. New street trees between the sidewalk and curb should be
selected from this list:. Marshall's Green Ash, Patmore Green Ash,
Honeylocust, Hackberry, Burr Oak, Littleleaf Linden, American
Linden or Summit Ash. The variety selected should be noted on the
site plan, or on a separate landscape plan.
8. A note should be added on the plan stating that "A free permit
is required from the City Forester prior to planting trees in the
public right-of-way".
9. Any proposed exterior building changes (for all sides of the
building) need to be noted on the site plan.
10. All proposed landscape materials need to be shown on the plan
(or on a separate landscape plan). The size of all materials must
meet City minimum sizes (shade trees 2" caliper, ornamental and
