College Ave. Suite 202 Fort Collins, CO 80525 LAND USE DATA: A request for a 128 sq. ft. addition to an existing Service Station for the purpose of adding a customer rest room. The property is located at the SE corner of Prospect Road and Tamasag Drive, at 221 W. Prospect. COMMENTS: 1. The property is located in the BL, Limited Business, Zoning District. The existing service station is a non -conforming use in this .District. Therefore, any expansion of the existing use is required to submit the plans for review and seek approval from the Planning and Zoning Board as an "expansion of a non -conforming use". 2. A standard submittal will be required. This submittal consists of a site plan; written documentation; utility plans if required; architectural elevations showing the proposed addition, building materials, and colors; and a letter to Glen Schlueter at the Stormwater Utility explaining the existing impervious surfaces, existing drainage patterns, and changes to the drainage as a result of the addition. 3. There are no Stormwater development charges for this proposal. The site is currently paved and the area is less than 300 sq. ft. 4. A standard submittal of building plans (foundation drawings) is required, prior to issuance of a building permit. 5. Please contact Matt Baker at the Engineering Department (221- 6605) to discuss street oversizing fees for this proposal. 6. See attached list for site plan requirements. 7. Submittals are accepted according to the Development Review Schedule (see attached). An. updated version for 1994 will be available soon.
