Ft. 1995 Vaught -Frye Architects • Height of buildings - during the development review process there was concern expressed by the Busch Court Neighborhood about the proposed height of the buildings in this development and the relationship to their own homes. The final approval for the Indian Hills Village PUD put a restriction of a maximum 30' height for all two-story homes. To date, based on building permit information in the City Building Inspection Department, the height of any home will be 28'-6" to 29'-0". The neighbors concern is the overall appearance along the west side of the development due to the effect of the additional fill from the grading plan changes, and the resulting height of the homes. Community Planning and Environmental Services Current Planning City of Fort Collins MEMORANDUM Date: December 16, 1996 To: John Fischbach Greg Byrne Bob Blanchard From: Steve Olt Re: Indian Hills Village PUD There are concerns that have been expressed by neighbors about the Indian Hills Village residential project that is under construction on East Stuart Street. The area of concern is the tier of lots and homes along the west side of the project adjacent to the Busch Court neighborhood. The following issues are to be discussed at a meeting scheduled for 3:00 p.m. this afternoon in the City Manager's conference room: • Site grading - there has been one amended grading plan approved since the original PUD approval that raises the site in the western portion of the development from 2' to 4' in some areas. This was made necessary by the fact that the sanitary sewer entering the property at the northeast corner was apparently about 2' higher than the original survey showed. A second grading plan amendment has been submitted to the City for review that could raise a portion of the site up to 2'. This plan has not yet been approved by the City. Storm drainage - there is a drainage swale along the west side of the western tier of lots and private drive (street) that carries water from south to north, to Spring Creek on the north side of East Stuart Street. The proposed amendment to the approved drainage plan would change the design of this swale. The neighbors have a concern about how this will affect the storm drainage on their properties. • Tree protection zone - there is a row of existing Siberian Elm trees along the west property line (on this property) that prompted the establishment of a "tree protection zone" during the PUD approval process. The neighbors have a concern about how the proposed modified drainage swale will affect the protection zone and the trees. 281 North College Avenue • P.O.
