Neighborhood Compatibility: The developer has notified the Busch Court Neighborhood (to the west) and provided them with information about the proposed lot re- orientations. A copy of a general acknowledgement form, signed by 8 of the 11 Busch Court residents, is attached to this report. FINDINGS of FACT/CONCLUSIONS: In evaluating the request for the Amended Indian Hills Village P.U.D. (Lots 35 - 43 and Tract B), Replat and Amended Final, staff makes the following findings of fact: * It meets the applicable All Development Criteria in the L.D.G.S. RECOMMENDATION: Staff recommends approval of the Amended Indian Hills Village P.U.D. (Lots 35 - 43 and Tract B), Replat and Amended Final - #81- 93C. Indian Hills Village PUD - Amended Final., #81-93C May 22, 1995 P & Z Meeting Page 2 COMMENTS: 1. Background. The surrounding zoning and land uses are as follows: N: RM; existing residential (Bristol Subdivision) S: rp; existing residential (Indian Hills West) E: RL; existing single family residential (Indian Hills Subdivision) W: RL; existing single family residential (Parkside Subdivision) The Indian Hills Village P.U.D., Final was approved by the Planning and Zoning Board on May 23, 1994 for 47 residential dwelling units (35 single family and 12 duplex) on 6.2 acres. 2. Land Use• This is a request to replat a portion of the property and amend the approved final Indian Hills Village P.U.D. by rotating Lots 38 - 40 from their original north -south orientation to an east -west orientation and reconfigure Lots 35 - 43. This rotation results in the elimination of the previously platted Daemian Drive and a portion of Private Drive G that connected to Indian Hills Circle. Private Drive G will now continue north to intersect with Private Drive H. The request meets the applicable All Development of the Land Development Guidance System. 3. Engineering: The rotation of several lots results in the elimination of the previously platted Daemian Drive and a portion of Private Drive G that connected to Indian Hills Circle. Private Drive G will now continue north to intersect with Private Drive H. The replat will dedicate the required public access, pedestrian access, maintenance, landscape, utility, and drainage easements and will vacate unnecessary utility, drainage, and public access easements. Daemian Drive, a dedicated public street, will be vacated by separate document if approved by City Council. 4. Storm Drainage: The developer is reconfiguring the grading and drainage along the western boundary of the project (adjacent to the Busch Court Neighborhood) to address groundwater and surface water issues associated with the reconfiguration of the lots. The finished floor elevations for Lots 46 and 47 have been raised approximately 3' in order to raise basements and minimize potential groundwater problems.
