16. An apparent path through Lots 41 & 41 on the Site Plan does
not match the path on the Landscape Plan. -They should be
consistent.
17. There apparently is some information missing at the end of the
first item under Solar Orientation Ordinance on the Site Plan
(Lots are designated by: ..... ).
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the May 22, 1995 Planning and Zoning Board.hearing:

C. Daemian Drive must be vacated by separate document, with
that vacation reception number shown on this plat.
d. There is a question as to whether a "private drive" can
be vacated by a plat. What about the rights to that drive
held by the other lots not included within the replat?
Maybe this plat needs a signature block or note with a
sianoff for the vacation.

7. The Homeowners Association will be responsible for the
maintenance of the sidewalk in Tract B along East Stuart
Street.
8. The street tree placement needs to conform to the City-s,
street light/trees separation standards.
9. The Water/Wastewater Department comments have been returned to
Ayres Associates on a red -lined copy of the utility plans and
to Ripley Associates on a red -lined copy of the Landscape
Plan.
10. There are water conservation standards for landscaping that
are being provided on a copy of the project review comment
sheet (attached to this letter).
11. How many duplexes are there going to be? The Site Plan shows
Lots 3 & 41 9 & 10, 13 & 14, 24 & 25, and 39 & 40 as duplex
dwelling units (10 dwelling units); however, the Unit
Tabulation indicates 6 duplexes (12 dwelling units).
12. How will the proposed drainage along the Busch Court homes
impact the no disturbance zone for the existing trees along
the west property line?
13. The storm drainage outfall from this property under East
Stuart Street could be a problem. The outfall is going to be
hard to meet and there could be a problem with stormwater
backing up into this development.
14. The finish floor grades for Lots 46 and 47 have apparently
been raised approximately 3' from what was previously planned.
This could present a problem with the expectation of the
adjacent property owners in Busch Court. It will also change
the character of that portion of the development.
15. General Note 4 on the Site Plan states that Lots 40 and 47
shall be one story residences. Please refer to the previous
comment about Lot 47. Also, Lots 39 & 40 are shown as
duplexes. Does this mean that Lot 39 will automatically be .a
one story residence?

Dear Paul,
Staff has reviewed your documents for the Amended Indian Hills
Village P.U.D. (Lots 35-43) that were submitted to the City on
March 20, 1995, and would like to offer the following comments:
1. U.B. West indicated that they had concerns but did not include
any on the comment sheet that they returned to me (copy
attached). I suggest that you contact Mr./Ms. Weaver directly
to find out if there are, in fact, concerns that you should be
aware of.
2. Public service company has indicated that the easement across
Lot 43 (adjacent to Indian Hills Circle) needs to be 14.5'
wide. It's already tight due to the unique design of this
development, and a 9' wide easement is totally unacceptable.
An option is to serve Lots 41-43 from a proposed main in the
abandoned portion of Daemian Drive.
3. The building envelopes on Lots 41-43 need to be clarified:
i.e. - what is the side setback, what is the rear setback?
4. A note must be added to the Landscape Plan stating that the
landscaping must be completed prior to issuance of a
certificate of occupancy or a letter of credit (or other form
of acceptable collateral) be provided.
5. A copy of the comments received from the Building Inspection
Department is attached to this letter.
6. The Mapping/surveying Department has the following comments to
offer:
a. Lots 41, 42, and 43 will be addressed on Indian Hills
Circle.
b. How wide is the easement running east/west across Lots 41
and 42? This should be shown on the Subdivision Plat and
Site Plan.
