Dear Board Members:
I sell affordable houses: So far this year, the average sales
price for Fort Collins is $135,394, and my average sales price is
$87,965. I mention these numbers as regards my credibility as
far as affordable homes are concerned.
In the Fort Collins market, so far this year, only a few areas
have an average sales price that is below $100,000. I have noted
these areas on the attached map, as well as two subdivisions
where homes sell for less than the average.
Affordable housing is redefining itself in Fort Collins.
Generally the only houses available well below $100,000 are
located on the outskirts of town, or are condos rather than
single family residences. Our buyers still want single family
rather than condominiums or townhomes when they go searching for
a home. First time buyers are having a difficult time in today's
market. For the first part of the year, there was nothing
affordable available. Now, a few more homes have come on the
market, but the interest rates have risen more than 1.5%, again
forcing some people off the ladder to home ownership. The only
new construction that exists below $100,000 is either in
Wellington or Mountain Range Shadows subdivision, and it should
be noted that both of those areas are further from Fort Collins
downtown than Water Glen will be.
Rents are not coming down. Water Glen would allow a lot of
families to own their home for less than they are paying today in
rent. It would allow them to take advantage of the tax savings
in home ownership, and would allow more discretionary income into
the Fort Collins economy.
Water Glen is a well planned, much needed development. When it
is built, people will stand in line to take advantage of an
affordable alternative and they will thank you for the
opportunity to take advantage of the American Dream.
