The lot numbers on the plat and landscape plan do not match. Please correct. 14. The Solar Orientation information should also appear on the plat. 15. Note number 9 on the landscape plan should match whatever language is placed in the Development Agreement. Be prepared to modify this note prior to recording of the final documents. 16. Please add the following note to the landscape plan: "The developer shall ensure that the landscape plan is coordinated with the plans prepared by other consultants so that the proposed grading, storm drainage, or other construction does not conflict nor preclude installation and maintenance of landscape materials as shown on this plan." 17. It is suggested that a utility coordination meeting take place with the design team and all the affected utilities, including the City Forester. This concludes Staff comments at this time. In order to stay on schedule for the October 23, 1995 Planning and Zoning Board meeting, please note the following deadlines: Plan revisions are due October 4, 1995. P.M.T.'s, 10 prints, colored renderings are due October 16, 1995. Light and Power is concerned that locations of "paired" water services may need to be adjusted if they conflict with electrical vaults or streetlights. It is imperative that the developer coordinate the water and electric facilities prior to installation. 5. Some street trees along Harmony Road will need to be shifted so that there will be 40 feet separation between trees and streetlights. Ornamental trees may be planted within 15 feet of streetlights. , 6. The landscape plan should include a note stating that the irrigation system will be reviewed at the time of building permit application. 7. The landscape plan should contain information regarding the amount of square footage devoted to each landscape category. Landscape categories are distinguished by their water requirements and intended maintenance level. Examples include high water turf grass, low water turf grass, low water planting beds, moderate water planting beds, etc. 8. Comments from the Stormwater Utility will be forthcoming under separate cover. There are concerns about the capacity of existing drainage conveyance channels, particularly the Harmony Road culvert. There is an unresolved issue regarding cost sharing between the City and the developer on the necessary drainage improvements required to serve the subdivision. These issues are complex and may require additional time outside the normal review process to resolve. 9. An easement will be needed from Front Range Community College for offsite drainage work. 10. The ditch company will be a signature party on the Utility Plans. 11. The Engineering Department has concerns about proper grading at the Harmony/Hinsdale intersection. There is a possibility that the existing grade may need to be reconstructed:. The grading of the intersection must be closely coordinated with the drainage work that.is being designed. There is a possibility that retaining walls may need to be built to accommodate the difference in grades. Additional comments from the Engineering Department will be forwarded to the engineering consultant under separate cover. 12. Sidewalks that are located outside the public right-of-way must be placed within dedicated access easements. Comm tv Planning and Environmenta :rvices Current -Planning City of Fort Collins September 8, 1995 Mr. Jim Sell Jim Sell Design 117 East Mountain Avenue Fort Collins, CO 80521 Dear Jim: Staff has reviewed the request for Coventry Subdivision, Second Filing, and offers the following comments: The following comments apply to the plat: A Please show how Hinsdale and Bentley were dedicated. Please note that Hinsdale was dedicated by Reception Number 93069637 and Bentley by previous plat of Coventry Subdivision Filing One. B. How wide is the utility easement along the south side of Lots 1 - 8? C. The distance along the east side of the plat shown as 40.04 feet on the map, should be 40.02 feet as stated in the legal description. D. There are several errors in the legal description that do not match the map. E. Please correct the approval block for the Planning and Zoning Board. The plat will not be approved by the Planning Director, but, rather, by the Planning and Zoning Board, to be signed by the Secretary of the Planning and Zoning Board. 2. U.S. West is concerned that the plans do not show the existing telephone easements south of and parallel to Harmony Road. The plans do not show a replacement easement for relocated telephone facilities. U.S. West has a major cable facility in these easements.. It: appears from the plans that the proposed curb, gutter, sidewalk, and/or relocated Mail . Creek Tributary will affect the main cable along Harmony Road. Additionally, the bridge at Hinsdale Drive impacts the cable which runs south from Harmony Road to serve- —` McGraw School.
