Dear Ted,
Jim Sell Design Inc. has responded as follows to City comments which
concern landscape portions of the Coventry Subdivision, Second Filing. Other
comments are being addressed separately by the engineer.
Item 5. We have spoken with Alan Rutts of City Light and Power to
determine proposed streetlight locations along the south side of
Harmony Road. These locations and our planting revisions, are
indicated on the landscape plan. The westerly light falls in the
center of a three tree grouping and the center tree was deleted in
this case. No revisions were required at the center light. At the
easterly light, the two tree grouping was shifted west to fall outside
the suggested 40 foot setback.
Item 6. A project note was added as directed.
Item 7. A landscape catagories list was added as directed.
Item 13. Lot numbers on the plat were changed to correspond to the
Landscape Plan.
Item 15. We are prepared to revise note number nine as needed to match
language in the development agreement at the appropriate time.
Item 16. A note was added to the project notes as directed.

Dear Ted,
I have enclosed the November 13, 1995, revised Final Landscape Plan for
Coventry Subdivision, Second Filing. This revised plan incorporates
comments submitted by the City on September 8, 1995, plus additional
changes that developed after this date as a result of discussions on the drainage
and utility easements along Harmony Road.

RE: Coventry 2nd Filing
Response to City Comments
Dear Ted,
This letter is in response to the comments regarding issues received
regarding the Coventry Subdivision, Second Filing. This letter will
address those issues which are applicable to Northern Engineering
Services, Inc (NES). All other issues will be addressed by Jim Sell
Design, Ripley and Associates, or Landstar Surveying.
Item 1 A-E, & 14 - These comments have been forwarded to Landstar
Surveying, and they will incorporate these comments into the final plat.
The Final plat will be resubmitted to your office as a separate submittal
from Landstar.
Item 2, 3, 4, & 17 - A Utility coordination meeting has been scheduled for
October 12th at 1:30 at 281 North College. All comments from this meeting
will also be incorporated into the Final Utility plans and the Final plat.
Item 8 - Northern Engineering has received comments from Stormwater,
and we have revised our Final Utility plans accordingly.
Item 9 - Front Range Community College declined the request to grant
the developer an easement. Therefore, we have revised our plans to show
no grading or development to occur on their site.
Item 10 - There is no irrigation ditch in the proximity of this project. Mail
Creek is a regional drainage improvement. Therefore, no ditch approvals
will be sought.
Item 11 - We have reviewed the cross sections of Harmony Road adjacent
to Hinsdale Drive. There are a couple of locations where there is less
than 2% cross slope. This was done to provide clearance for the regional

drainage improvements under Hinsdale Drive. We will coordinate with
Engineering to work towards a acceptable solution.
Item 12 - Easements will be provided on the affected lots.
Other individual concerns from the City provided under separate cover
have been incorporated into our Final Utility plans, and these comments
have also been returned to your office. Each pertinent reviewing agency
can review their comments and our proposed revisions.

questions pertinent to the Coventry Second Filing submittal.
