Dear Property Owner;
This letter is written as a courtesy to let property owners in the vicinity of the 166 acre
Vine .East Property - located at the northwest corner of Vine Drive and 1-25 - know that the
owner of the subject property is considering development of the site.
The residential portions of Vine East represent a serious effort by the W. W. Reynolds
Companies to provide quality affordable housing in a planned neighborhood environment, for
the working poor and for low or moderate income families who are looking for an alternative
to apartment units or existing, traditional mobile home parks. Over the next eight to ten years,
a variety of manufactured housing types may be developed on the site, including modular and
mobile homes, and manufactured townhouse/apartments. A neighborhood park, extensive
open space areas, and other recreational facilities are also planned to complement the
residential neighborhood.
Future non-residential uses to be located closer to 1-25 are not well defined at this
time. Convenience commercial, industrial/business park; mini -storage, and possibly an RV
campground are among the uses being considered.
We anticipate submitting this proposal to the City of Fort Collins on October 25, 1993,
for review and presentation to the Planning and Zoning Board on December 13, 1993. 1 have
enclosed a copy of our current conceptual plan for your information. If you have questions or
