Thank you for your phone message yesterday regarding the proposed
Waterglen Housing Project at the northwest corner of Vine Street
and Interstate 25. When I wrote you a few days ago, I was indeed
aware of it's location and at first glance the project would not
seem to affect Timnath since it is located approximately four
miles north of our town.
However, I spoke to the Timnath School Secretary who confirmed
that elementary school age children in this project would attend
Timnath's school, using current boundaries. Timnath's school
population is already swollen beyond reasonable limits with non-
Timnath area students and the construction of this project would
exacerbate the problem.
More students would also mean more traffic in town and the
streets are already dangerously congested during school hours.
The Town does not have the resources to increase police coverage
which would be needed to help control increased school traffic.
Finally, the Volunteer Fire Department confirmed that they would
be required to provide fire and emergency care coverage for the
Waterglen project, along with other available PFA stations. Our
volunteers are already providing services for an area much larger
than the Timnath area and I am concerned about how additional
duties will impact the availability of services to Timnath and
our ability to recruit new volunteers as needed.
Accordingly, since the proposed Waterglen project would impact
Timnath's school, traffic and fire coverage, I do think we have a
vested interest in seeing the project built to mitigate those
impacts. I would appreciate your staff working with both the
Poudre School District and the Poudre Fire Authority before this
project is approved. I would also appreciate your keeping the
Town of Timnath involved in this, or other projects which
directly affect the residents of our Town.

I would like to thank you for your letter of the 20th concerning the impact of the Waterglen
Housing Project. I was unaware, when I left the phone message, that Timnath would be the
elementary school used to service the development.
The planning staff will work with both the Poudre R-1 School District and the Poudre Fire
Authority to make them aware of the potential impacts to the Town of Timnath. We would also
encourage representatives of Timnath to attend the City Planning and Zoning Board meetings,
when the Board considers the development.
The Town will be added to the mailing list to make you.aware of the dates of meetings. Steve
Olt is the project planner assigned to review the proposal. Please feel free to contact him any
time at 221-6750, should you have questions.
In addition, I am sending copies of your letter and my response to the School District (Don
Unger - Superintendent; Keith Dixon - Facilities) and the Fire Authority (John Mulligan - Chief)
to make them aware of your concerns.
I am also letting the developer, W.W. Reynolds/Vine Street Partnership, know of your concerns.
