Also, a drainage easement will be required on the undeveloped site to
the north because the pond extends onto that site. Runoff from this pond will
be to Cherry Street. In addition to the offsite drainage easement, an offsite
slope easement of 3.0 feet will be required north of Lots 1 and.2 to obtain
required slopes from our proposed grading. � The detention pond is to be
maintained by the lot owners.
EROSION CONTROL:
There will be approximately 0.41 acres of land disturbed with utility
service construction and overlot grading. Straw bales will be placed in the
detention pond outlet and also at the pan outlet to Cherry Street. A silt
fence will be placed along the east line of Lot 6, and there will be some
reseeding and hay mulch done in April, '1994 in the detention pond area and
on lots that do not have houses under construction. These measures will provide
86.4% effectiveness of erosion control.

STORM DRAINAGE REPORT
EXISTING SITE:
The proposed site is located in the -Northeast 'a of Section 10, Township
7 North, Range 69 West`of the Sixth 'P.M., Fort Collins, Larimer County,
Colorado. This property is in the West Vine Storm Drainage. -Basin and is in
the 100—year flood plain fully developed and also in the 100—year flood plain
existing development as of December 12, 1P80. The West Vine Storm Drainage
Basin was prepared for the City of Fort Collins by Engineering Professionals,
Inc. dated December, 1980.
The site is bounded on the west by Lyons Street, which is developed; on
the south by Cherry Street, which is paved but no curb and gutter.; on the east
by single—family homes and on the north' by undeveloped land.
The site area, including one—half of Cherry Street and one—half of Lyons
Street, is 1.3606 acres more or less. The ground slopes south—southeast at
about 0.6% The ground cover is grass and weeds.
DRAINAGE CRITERIA:
Due to the small basin size, the Rational Method has been utilized to
determine peak runoff rates and required detention pond volumes. Design factors
used are inaccordance with the recommendations of the City of Fort Collins
Storm Drainage Design Criteria and Construction Standards Manual.
DEVELOPED SITE:
The proposed site is a "fill in" project in the City. The developer
proposes to construct 6 single—family homes on this site. The finished floor
or the opening elevation of these houses will be required to be 1.5 feet above
the fully developed 100—year flood plain. The required minimum finished floor
elevations for the lots are as follows:

The developed flood elevations are from Sheet 40 of the West Vine Storm
Drainage Basin. Elevations for the finished floors exceed the minimum elevation
required as shown on Sheet 4 of 5 of the Pierce Utility Drawings.
Onsite detention is required for this project. Runoff from this site
will not be detained but allowed to runoff directly to Cherry Street. To meet
the detention requirement, a pond will be developed in the rear (north side)
of Lots 4, 5 and 6 to catch and detain runoff from the undeveloped site to
the north of this property. It is sized to detain and release at the required
rates for the proposed site. A drainage easement will be required for the
pond and outlet on these lots.
