Other documentation. 22�`p7i 5.12 Continued Sleo 4' 'At the hearing, the Director of Planning may approve, approve with modifications, deny the proposed minor subdivision, or treat the minor subdivision as a standard subdivision. A notice of the approval is published in a newspaper of general circulation within the City within 14 days after the hearing. The decision of the Director is final unless appealed to the Planning and Zoning Board by any party - in -interest, as defined in Section 2-46 of the Code of the City of Fort Collins. " 5.11 Continued (10) Statement of land ownership, to include legal description. (1I) Statement of dedication of easements, rights -of -way and any site for public use. (12) Vicinity map of the area surrounding the site within a distance of at least one (I) mile. (I3) Certification by surveyor or engineer as to accuracy of survey and plat. (14) Certification of Director of Planning approval of the plat. (15) Certification by the Director of Engineering. (16) Certification by the property owner or a licensed attorney that the statement of land ownership contained on the plat is correct. (I7) Certification by the City Clerk. C. A current list of names and addresses of all owners of record of real property within 500 feet of the property lines of the parcel of land for which the subdivision is proposed, exclusive of public right-of-way. (This information is available from the Assessor's Office in the Larimer County Courthouse or from local title companies.) This list must be typed on 8-1/2" x 1 I" sheet. type mailing labels (33 labels per sheet) by the applicant. D. Final utility and drainage plans (!0 unfolded copies), soils report (2 copies) and drainage report (4 copies, if necessary). For further information, refer to the sections of this manual entitled "Final Utility Plan Requirements" and "Storm Drainage and Erosion Control Analysis". E. Development agreement (original plus three copies) if necessary. F. Signed reproducible molar of final subdivision plat to be submitted to the City prior to the Administrative Hearing, with the Director of Planning. HI G H Q u R"T y, N6T A Review Process of Step 1: An application, for a minor subdivision may be made at any time to the Development Review Center. Upon receipt of a complete application, copes of the minor subdivision application are distributed to City departments and appropriate outside agencies for review and comment. Step 2: Comments from the. City departments and reviewing agencies are collected by the Project Planner and given to the applicant so that any necessary revisions to the minor subdivision plat may be made. Steo 3: When all comments have been addressed by the applicant, a public hearing on the minor subdivision is scheduled with the Director of Planning, for the purpose of approving, approving with conditions or denying the proposed minor subdivision. Notices of this hearing are mailed to all property owners within 500 feet of the proposed minor subdivision at least seven days prior to the hearing and is published in a newspaper of. general circulation within the City, seven days prior to the hearing and a sign is posted on the site. 5.10 Minor Subdivision city of �>� coin The minor subdivision process provides for the review and processing of subdivisions of six lots or less in an expedited fashion. The procedure followed is administrative, with a public hearing held by the Director of Planning. The eligibility for administrative review is made by the Director of Planning, who may request that the Planning and Zoning Board review a minor subdivision if there are factors that make Board review necessary. This listing should be used to assure that all information• and documents required for a full and complete review are submitted. Section 29-644 of the Code of the City of Fort Collins should also be referred to for more information. Please note that an incomplete submittal may result in delays in reviewing and scheduling a project. Since applications may be submitted at any time, the review process is coordinated by the Project Planner. Typical review time may average three to four weeks, depending on the complexity of the subdivision request. The following information and data is required: A. Aoolication form (1 copy) and filing fee ($150.00). B. Final subdivision plat (21 copies folded to fit into a legal -size folder with the project name showing) at.a scale of either 1":50' or 1":100' on one or more sheets of paper with outer dimensions of 24" x 36" containing the following information: (1) Name of subdivision. (2) date of preparation, the scale and a symbol designating true. North. (3) A legal description.of the site. (4) A complete description of primary control points, to which all dimensions, angles, bearings and similar data on the. plat shall be referred. . (5) Boundary lines of the subdivision, right-of-way lines of streets, easements and other rights -of -way, irrigation ditches and lot lines with accurate bearings and distances. (6) Designations of streets and.other rights -of -way, including dimensions and names of each street. (7) The location and dimensions of any easements. • (8) Identification of each lot by number and square footage. (9) The location and description of all monuments found or set with indication of cap numbers. 5.9
