College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning Dear Resident/Property Owner: July 5, 2012 On Thursday, July 19, 2012, at 6:00 p.m., in City Council Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Planning and Zoning Board will conduct a public hearing to discuss a development proposal in your neighborhood. The project is referred to as Regency Lakeview Apartments Request for the Addition of Permitted Use and Project Development Plan #PDP120013. As proposed, the project is a request for multi -family housing on the 11 acres, located on the east side of the Christ Center Community Church. (Please see map on reverse.) The project would consist of 175 dwelling units divided among eight buildings. There would be a mix of one, two and three -bedroom units. There would be 292 parking spaces divided among attached garages, detached garages and surface parking. Amenities would include a clubhouse, pool and walking paths. The existing stormwater detention pond at the south end of the parcel would remain and be enlarged to about two acres, and serve as a pocket park open to the public. There would be no new access drives from either Lemay Avenue or Drake Road. The site is generally located at the southeast corner of Lemay Avenue and Drake Road and is presently a component of the 25-acre Christ Center Community Church campus. The site is zoned R-L, Low Density Residential. This zone normally does not allow Multi -Family Housing as a permitted use. The Zoning Code, however, allows for the Addition of a Permitted Use process for specific uses, such as Multi -Family Housing, for'ultimate consideration by the Planning and Zoning Board. The request would apply to this 11-acre property only. This is not a rezoning request.
