granted by IHW. Rules and regulations would be as adopted and jointly
approved by both HOA's.

5. Planning Commission meeting - 6:30 p.m., Monday, January 24th, City
Council Chambers, 300 LaPorte. We are second on the agenda and will
probably not be on before 7:00 p.m.
We want and need members of the Indian Hills West neighborhood to speak
in favor of our proposed Indian Hills Village project at this meeting. .
Your neighborhood support for our project is very important.
We want to move ahead with a high quality planned project of mostly
detached single family homes as we have proposed, rather than a more
conventional townhouse type project.
To do this and get the project on the existing site is very difficult, in
particular because of the existing water and sewer lines and the
landscape buffers on the east and west which are to be maintained:
Accordingly, we have
requested
a variance permitting
the on -street
parking space width to
be reduced
from eight feet to seven
feet. This is
imperative to make the
project fit
on the site. We think it
is reasonable
because seven foot parking space
width is commonly used in
many Denver
metropolitan cities and
because most cars can easily park within a seven
foot wide space.
Your specific support at the Planning Commission meeting regarding this
variance would be -appreciated.

3. Letter to City regarding common boundary landscaping
The City requires a letter from the Indian Hills West Board of Directors
more or less as follows:
a. Approving Indian Hills Village installation of landscaping south of
common boundary as per proposed landscape plan and grants an easement
for access for installation of same.
b. Specifics regarding irrigation and maintenance will be worked
out jointly between Indian Hills West HOA, Indian Hills Village HOA, and
developer.
4. Proposed Indian Hills West open space improvements
a. As we have previously discussed, an opportunity exists for our
mutual benefit regarding the improvement of the approximate half acre of
Indian Hills West open space located in the northwest corner of Indian
Hills West property.

for drainage of all
water
from
site, including Indian
Hills West water,
to the north under
Stuart
Street
and directly into Spring Creek. This
eliminates the need.
for detention
ponds and reduces
the possibility of
, super -saturated soil
after
heavy
rainfalls, making this
open space more appropriate for a
private
open
space / park use.
b. We propose that this half acre site be graded and landscaped
primarily with sod and shade trees, and that possibly a gazebo be located
providing a sheltered destination point for relaxing or picnicking. Your
suggestions and ideas are invited on this. If we are in agreement in
principle, we can proceed with a proposed plan and budget.
C. We would propose splitting the cost of installation (including
landscape design and ten percent supervision - overhead factor) and
subsequent maintenance costs 50 - 50 between Indian Hills West HOA and
Indian Hills Village HOA / developer.
d. Ownership of landscaping and gazebo would be by Indian Hills
West as it is located on IHW property.
e. Usage of these improvements would be jointly by residents of

RE: IHW Board of Directors Meeting / Agenda Item - Indian Hills Village
1. We look forward to working with the Indian Hills West Board of
Directors members, Dennis Nicks, and neighborhood residents in reaching
the best possible answers to any questions which may arise and in
working jointly for the mutual benefit of residents of both Indian Hills
West and Indian Hills Village.
2. Common boundary landscaping
a. As we have previously discussed, we will install landscaping at
our cost along our common boundary. We need your approval of our
proposed landscape plan which includes some landscaping located on
Indian Hills West common property and also your suggestions as to
specific types of trees and /or placement of same.
b. The ownership of landscaping located south of our common
boundary would be by Indian Hills West.
C. Irrigation, as necessary, could be tied into either Indian Hills
West existing irrigation system or Indian Hills Village landscaped
irrigation, as is most practical.
d. Maintenance of landscaping which is installed south of boundary
could be handled two ways:
I. Indian Hills West HOA takes care of, as such landscaping is
located on IHW property, or
II. Indian Hills Village HOA takes care of, in which case an
easement for maintenance access would be required.
