2. Grading and dr inage - There is a very substantial mound of dirt on our
property immediate y to the north of Indian Hills West. This mound will
be moved so that here is a positive downhill flow to the north.
Furthermore, the g ading it proceeds from the middle of property to the
west will drop abou o feet assuring a positive flow toward the west,
then proceeding to the north in a Swale immediately to the east of our
west boundary tree line buffer. This should reassure you that no drainage
water will be backing up into Indian Hills West and that any present water
accumulation problems which you may have in this area (and possibly
backing up into some basement entrances) will be alleviated.

The question / issue / matters that need attention which I see are as
follows:
1. 35' lot too small (Bonnie) No.
2. Access through side yard will be provided so each owner can get his
trash from the back to the front for pick up. No. Ugly private drive -
common walkways are a bad idea (ugly, maintenance problem, no one
wants them next to their house).
Once we work out detailed architecture, we will demonstrate how 1400 -
1800 square foot houses can fit on proposed 35' lots with attractive
streetscapes and adequate side yards
3. insufficient green space -(Bonnie) - No- Concept is to have private
green space patios for each house, green space in front yards, side yard
landscaping overhanging into private drive area to enhance landscaped feel
of that area, right-of-way landscaping, innovative right-of-way
treatment and design to maximize landscape feeling.
In addition, every or almost every front yard will have a •street tree.
Question: Front yard tree - How many feet from foundation requirement?
North green space will be at entry and along Stuart Street.
