Laporte Avenue, Fort Collins,.CO, the Planning and Zoning Board will hold a public hearing where a project in your neighborhood will be on the agenda. The project is known as the 726 W. Mountain Ave — Enlargement of a building containing a non -conforming use. You can check the agenda order online after February 5 at fcoov.com/cityclerk/planninq-zonin-g.PhD or by calling 221-6750. A similar notice was recently sent regarding a neighborhood open house, which also happens to be located at City Hall, on February 11'h, from 4:00 to 6:00 p.m. That open house is a required step in preparation for the Planning and Zoning Board Hearing. The proposed project is an addition to the second floor of an existing house. There will be no building expansion outside the existing building footprint. One topic for the hearing will be a request for Modification of Standards related to parking requirements that would have resulted in parking in the rear yard. (The proposal is to -avoid parking the rear yard.) The list of affected property owners for this.public meeting is derived from. official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you have any questions, please call me at (970)221-6225 Sincerely, Clark Mapes City Planner
