The conceptual proposal is known as "The District at CSU" and at this point a formal Project Development Plan has not been submitted to the City. The proposal includes a 212 unit (728 bedroom) student housing project to be located along West Plum Street; north of West Plum Street between Aster Street and City Park Avenue and south of West Plum Street along the west side of Scott Avenue (see the map on the reverse page). The student housing proposal includes four multi- family buildings, between four and five stories tall; a clubhouse, located on the 1 st floor of one of the multi -family buildings; a pool; and a six -deck parking structure. The site is located in the Community Commercial (CC) zone district, and the multi -family use proposed is a permitted use subject to an administrative (Type 1) review and public hearing. At the neighborhood meeting, the applicant will be present to discuss the multi -family development proposal and City Staff will be present to answer questions about the City's Land Use Code regulations and the development review process. The purpose of this informational meeting is for the applicant to outreach to the community, discuss the project and receive ideas and input regarding the proposal prior to formal Project Development Plan submittal; a decision of approval or denial for the project is not part of this meeting. If the project moves forward, you will have another opportunity to provide additional comments at a public hearing and you will receive a similar notification two weeks prior, regarding the date, time and place -of the administrative public hearing. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
