On Wednesday, April 1, 2009 beginning promptly at 6:30 at the Discovery Montessori
School, at 225 E. Skyway Drive, Fort Collins, the City of Fort Collins Planning & Zoning
Department will conduct a neighborhood meeting to discuss a development proposal in your
neighborhood. The project is known as Whitman Storage Facility, Project Development Plan
— Addition of a Permitted Use in the C, Commercial District.
This is a request to add Recreational Vehicle, Boat and Truck Storage use (screened storage
in an unroofed area) on the southerly one-half (0.9 acre) of the commercially -zoned portion of
the property at 209 East Skyway Drive. The proposed use currently is not permitted in the C,
Commercial District; however, City Council recently approved an ordinance that allows an
applicant to request that a use permitted in the City of Fort Collins be added on a property/site in
a particular zone district. The entire 4-acre Whitman property is on the south side of East
Skyway Drive, east of South College Avenue, and is currently in the RL, Low Density Residential
(easterly 113) and C, Commercial (westerly 2/3) Zone Districts.
The purpose of this meeting on April 1st is to give all participants the opportunity to ask questions of
the applicant and express their concerns in an informal setting. A development proposal was
made to the City on March 12, 2009 and is currently in the City's development review
process; however, no decisions will resultfrom this neighborhood meeting on April 1st. This
request must complete the development review process, ending with a public hearing in
front of the Planning & Zoning Board where a decision on the requested addition of a
permitted use will be made. Affected property owners will be notified by letter of a future
public hearing. The applicant and City staff will be present at this neighborhood meeting to
introduce the proposal, respond to questions about the proposed development, and to take notes of
the meeting.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may
have the opportunity to attend. If you are unable to attend this meeting, written comments are
welcome.
If you have any questions regarding this matter, please call me at 970-221-6341,
Sincerely
teve O ,
City's Project Planner
