Fort Collins, Colorado, the Fort Collins City Council will conduct a Pre -application Hearing to consider a development proposal known as River Walk. The applicants are Stoner and Company.and Turnkey L.L.C. As proposed, the project consists of a mix.of land uses to be developed on the 293 acres located generally at the southwest quadrant of 1-25 and Harmony Road... (Please see map on reverse.) The proposed uses include retail, office, employment, education, hotel, health and wellness and a large central water feature. Development is intended to be compact and urban in character in order to provide a sufficient number of residents and employees to'support transit. The site is located within the City of Fort Collins Growth Management Area and within the boundary of the Harmony Corridor Plan. It is not annexed yet. Annexation could proceed independently or concurrently with zoning and land development. The applicant is requesting feedback from City_ Council in a number of areas such as the use of public financing tools, allowable building height (up to 12 stories) and the extent of affordable housing. Other topics include potential changes to the 100-year floodway and floodplain and obtaining the proper permits from the Federal Emergency Management Agency. As part of the Pre -application Hearing, there will be an opportunity for the public to address City Council regarding this project. Sincerely: .
