The utility plans and grading and drainage plans for Indian Hills Village P.U.D. are being
revised to show the changes that Indian Hills Village P.U.D., Phase Two will cause. The
proposed plan does not change any of the grading or storm drainage facilities being constructed in
the first phase.

Dear Basil:
The following is the final drainage report for Indian Hills Village P.U.D., Phase Two. It is
a 0.2265 acres tract in the Northeast comer of Indian Hills Village. The P.U.D. consists of a part
of Tract "A", Indian Hills Village P.U.D., and a part of Indian Hills West P.U.D., which contained
the existing house. The site is bounded on the North by East Stuart Street, on the East by Indian
Hills, Second filing, and on the South and West by Driveway "I" of Indian Hills Village P.U.D..
There is an existing house and garage and driveway on the site. It is proposed to use the
existing house on Lot 1 and build a new garage on Lot 1. Also, it is proposed to construct a new
house on Lot 2 and raise the floor elevation of the garage on Lot 2. The impervious area in the
developed site increases form the historic area of 0.069 acres to 0.081 acres. Some of the existing
paved driveway on Lot 2 is being removed and the proposed house will replace the rest of the
driveway. The existing driveway on Lot 2 will be closed and the garage will access from
Driveway "1". The house on Lot 2 will also have a higher floor elevation to avoid any problems
with stormwater at the exiting inlet on Stuart Street.
The increase of stormwater runoff with the proposed P.U.D. is from 0.25 c.f.s. to 0.29
c1s. in the minor storm. The major storm runoff increases from 0.90 a.f.s. to 1.04 c.f.s. with the
new layout. Due to the close proximity to Spring Creek, there is no onsite.stormwater detention
required. The site will continue to drain to the existing inlet in Stuart Street. The existing inlet
cannot accept all of the runoff that drains to it, and so the runoff historically will overtop Stuart
Street. The 0.04 c.f.s. increase will be rather insignificant in the amount of water that presently
overtops the street.
The silt fence will be extended along the South side of East Stuart Street to the Northeast
comer of the P.U.D. for erosion control purposes.
