8. The comments received from Tim Buchanan, .the City Forester,
are attached to this letter.
9. The utility comments received from the Water/Wastewater
Department are on a red -lined set of utility plans that have
been forwarded to your engineer. Additional comments have been
included on a red -lined Landscape Plan that is being forwarded
to Ripley Associates.
10. The comments received from the Engineering Department are as
follows:
a. A subdivision plat is needed.
b. The Site Plan shows Tracts A-1 and A-2 boundaries. Please
include point of beginning and dimensions.
C. The sidewalk, curb, and gutter as shown on the utility
plans needs to be extended across the front of the
property on East Stuart Street.
Additional engineering comments have been included on a red -
lined copy of the Site Plan that is being forwarded to Vaught -
Frye Architects.
11. The comments received from the Stormwater Utility are attached
to this letter. Additional comments are included on a red -lined
copy of the Landscape Plan that is being forwarded to Ripley
Associates.
12. It is unclear on the Site Plan as to what is Tract A-2. Lots
1 and 2 are just that, lots, and should not be included in a
tract. It is assumed that Tract A-1 is the entire length of
the open space tract along East Stuart Street. A dividing line
at the midpoint of the tract is not necessary.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the April 24, 1995 Planning and Zoning Board
hearing:

Plan revisions are due no later than the end of the working day,
April 5, 1995. Please contact me for the number of folded revisions
required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on April
17, 1995.

Dear Jon,
Staff has reviewed your documents for the Indian Hills village
P.U.D., Phase 2 - Preliminary/Final that were submitted to the City
on February 21, 1995, and would like to offer the following
comments:
1. Public Service Company has given the following comments:
a.. Any rerouting/abandonment of existing gas facilities that
serve 601 East Stuart Street will be at the owner's
expense.
b. No trees can be planted within 4' of gas lines.
2. Columbine CableVision has indicated that they would like the
open space Tract A-1 as a utility easement. They would also
like a 6' utility easement along the south property line of
Lot 2.
3. This property should be replatted. It will be difficult to
issue a permit on a legal description that references 2
different subdivision plats.
4. The comments received from the Building Inspection Department
are attached to this letter.
5. The following comments were received from the Light & Power
Department:
a. Any relocation of existing L & P facilities will be at
the developer's expense.
b. Sewer service, bushes, and trees around the existing
1' catch basin will need to be relocated to make room for
the new transformer vault to serve both units.
6. Will there be a Homeowner's Association that will be
responsible for snow removal on East Stuart Street?
7. The comments received from the City's Water Conservation
Specialist, along with standards and guidelines, are attached
