on the site plan.
5. Existing electrical vault will be used and trees will be removed as required to
provide the necessary access to same.
6. This property will become part of the existing Indian Hills Village Homeowners
Association and snow removal will be handled by this association.
7. Water Conservation standards and guidelines will be complied with
8. City Forester has visited site, developer has met with City Forester, plan has been
worked out with regard to which trees to save, remove, thin and replace. His
requested tree protection language will be included as notes on the landscape plan.
9. Water and Waste Water comments have been responded to by our engineer.
10. Engineering requests for subdivision plat, clarified tract A-1 and tract A-2
boundaries and Stuart Street curb and gutter extension have been met.
11. We had a meeting with Storm Drainage, our engineer and myself and have
resolved how to integrate this small site into the existing Indian Hills Village storm
water plan.
12. Clarification on the site plan regarding lots 1 and 2 have been made.
If there are any more concerns which need to be addressed, please let me know
ASAP.
We respectively request a quick approval of this combined preliminary - final minor
PUD in order that this outlot can be efficiently integrated into the Indian Hills Village
project. Thank ypu.

RE: 601 E. Stuart Street / Combined Preliminary - Final PUD
Dear Steve:
This request is for a combined preliminary - final PUD approval for a minor PUD for the
purpose of integrating a small outlot into the established Indian Hills Village PUD.
Specifically, this property is a small outlot at the northeast corner of the Indian Hills
Village development.
Your approval of this combined preliminary - final PUD at this time will enable this
existing residence and building site to be incorporated into the Indian Hills Village
development currently under way in an efficient and expeditious manner.
In general, the result which we desire to achieve is integrating the existing residence
into the Indian Hills development, adding one additional building site, removing the
existing driveway access from Stuart Street, providing access to garages from the
internal Indian Hills Village private drive street which runs adjacent to this property,
integrating this property into the Indian Hills Village Homeowners Association for
control purposes and extending the presently planned Indian Hills Village landscaping
along Stuart Street so that it integrates with the Stuart Street frontage in front of this
existing house and building site.
In more specific response to your comments:
1. Public Service's requirements will be met.
2. Columbine's request will be satisfied.
3. Property will be replatted. Plat is being submitted at this time.
