As we discussed, an engineering meeting will be set up specifically to discuss the variance requests including turnarounds, curve radiuses and parking width. Please advise me of time and date of meeting. 30. OK. 31. It is planned that Indian Hills Circle be addressed with ascending numbers in a clockwise fashion. This makes sense from the standpoint of easy -to -find addresses for safety and fire purposes, and also for the convenience of residents, guests and delivery people. The fire department has indicated that this solution is its preference. 32. Hastings Place has been renamed Daemian Drive. 33. Accent paving will be red colored concrete impressed to simulate cobblestone, as per spec provided in Utility drawings. 34. There was no paragraph 34. 35. OK. Regarding storm drainage: Several meetings and substantial communication has occurred between myself, Dick Rutherford, our civil engineer, and Basil Hamdan, City of Fort Collins Water Engineer. We have designed our storm drainage system to carry all water including 100 year flood from our site, from Indian Hills West off -site and from Busch Court and other off -sites safely into Spring Creek. Our Utility Plans and documentation in this regard have been annotated with supplemental diagrams, cross -sections and elevations to be sure that everyone involved can clearly understand the efficacy of our drainage plan. In addition, we have committed to improving the drainage on the approximate half acre off -site open space owned by Indian Hills West and located off -site at the southwest corner of our project. This off -site open space will be regraded to meet the requirements and recommendations of the City of Fort Collins Storm Water Department at our sole expense and to reduce the possibility of any such water running west into Busch Court neighbors' yards, either from our property or off -site above our property, and furthermore assures that such water will be safely carried into our storm water drainage system and into Spring Creek. We have had neighborhood meetings and communication with neighbors regarding this matter and have additional such meetings scheduled. 13. Hastings Place has been changed to Daemian Drive. Lots 44 - 47 in fact front on Stuart Street across private open space. The fire department indicates its preference from a safety, fire and emergency access standpoint, to have these units addressed off Stuart Street and accessed off Stuart Street, and we agree. 14. Side setback has been set at 3'. 15 - 24. All OK and / or done. 25. We will require in the HOA covenants that a single garbage removal contractor be designated for the entire development in order to cut down on the number of trucks entering the development and to reduce the related pollution, noise and nuisance. 26 - 27. College Avenue Fort Collins, CO 80522 RE: Indian Hills Village PUD Dear Ms. Whetstone: In response to your letter of April 28, 1994, and your comments relating to our Indian Hills Village PUD final submittal: (Numbers refer to your paragraph numbers.) 1 - 5. OK. 6. As we discussed, Planning Department will set a utility coordination meeting the next week or so to confirm all aspects of utilities placement and easements. 7. Additional easements required have been included on new Site Plan and Utility Plans. 8. Trees have been located as necessary to meet streetlight requirements. Our resolution on street lighting with Light and Power at this time is to use the decorative residential standard which they provide, however, we are interested and amenable to an alternative standard which would involve the use of the same lighting fixture, however with 12 or 14' poles instead of 19' poles, 50 watt bulbs instead of 100 watt bulbs and with twice as many of these street lights being installed. This would have the benefit, if ultimately adopted as a City of Fort Collins alternative residential standard, of requiring Light and Power to only inventory three additional items: the shorter pole, the 50 watt bulb and the 50 watt ballast. 9. Easements have been corrected. Private drives have been dedicated as utility easements. 10.
