On Thursday, April 18, 2013, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins,
Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing to
discuss a land use development proposal in your neighborhood. The project is referred to
as Mountain Sage Community School, Site Plan Advisory Review #SPA130001. The
project is located at 2310 E. Prospect Road, in the Seven Lakes PUD. Please refer to the
site location map on the back of this letter.
Mountain Sage Community School requests to rent and occupy an existing office building,
converting the building into a school setting with classrooms and room for future
expansion within the building. The adjacent lot to the east may be used for a playground.
The site is located in the Employment (E) Zone District and a public school use is
permitted subject to Site Plan Advisory Review.
Mountain Sage Community School is authorized by the Poudre School District Board of
Education as a public charter school. An enrollment of 157 students in grades K- 5 is
anticipated for the first year beginning in 2013, served by 14 teachers and staff, with an
estimated total enrollment of 288 students served by 18 teachers and staff for grades K -
8.
Colorado State Statutes require that public schools be reviewed by the local municipality
with regard to the location, character and extent of the proposal and for compliance with
the City of Fort Collins comprehensive plan. The Planning and Zoning Board considers
public input to be an important part of the development review process. The list of
affected property owners for this public hearing is derived from Larimer County Assessor
records. Because of lag time between home occupancy and record keeping, or because
of rental situations, a few property owners may have been missed. Please feel free to
notify your neighbor of this hearing so all may have the opportunity to attend.
