On Thursday, January 19, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue,
Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a
public hearing to discuss a land development proposal in your neighborhood.
The project has two components and is referred to as Lind Property, Overall
Development Plan — Referral of a Minor Amendment, if39.941k and _Lind _„ MA(2_0n II
Property Second Filing, Final Plan — Request for a One Year Extension,
#39-94E.
The Lind Property Overall Development Plan (O.D.P.) is 135 acres in size. The
First Filing was approved in November of 2003 and is partially completed. The
Second Filing was approved in January of 2007, and remains approved but
vacant.
With regard to the O.D.P., the applicant seeks to add another housing type,
townhomes, to the list of approved housing types already stated on the O.D.P. —
single family detached, two family dwellings and multi -family. The proposal is to
allow future development to include townhomes as the additional approved
housing type. The proposal is being processed as a Minor Amendment and is
being referred to the Planning and Zoning Board.
With regard to the Request for a One Year Extension, the applicant seeks to
extend the time validity for the Lind Property Second Filing Final Plan for one
additional year to January of 2013. The original approval was in January of
2007. With three years of vesting, the Final Plan was valid to January of 2010.
Two successive, one-year, administrative extensions have been granted since
2010 extending the vesting to January of 2012. This proposed third extension is
under the jurisdiction of the Planning and Zoning Board. This Second Filing is
located at the northeast corner of Turnberry Road and Richards Lake Road and
consists of 153 dwelling units on 44.87 acres. The parcel is zoned L-M-N, Low
Density Mixed -Use Neighborhood.
