What is the justification for this lot? The preliminary had 5 larger lots along Ford Lane that presented a transition from the lots in Rim Rock Subdivision to the smaller lots in this development. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. Please be aware of the following dates and deadlines to assure your ability to stay on schedule for the August 22, 1994 Planning and Zoning Board hearing: ****************************************************************** Plan revisions are due no later than the end of the working day, August 4, 1994. The street name Falcon Ridge (Count) already exists in the Paragon Point P.U.D. on the southeast side of Fort Collins. The street name Fox Den Road already exists in north Fort Collins. The City Police Department feels that the proposed street names in Falcon Ridge P.U.D. are duplications and would create problems in the confusion that generally surrounds emergencies. 5. The Mapping/Surveying Department has the following comments to offer: a. How was the north line of the SW 1/4 determined? b. Is the right-of-way for Country Club Road a total of 68' or just 34' on the south side? Please clarify. C. The distance tie to the Point of Beginning is not consistent with the Rim Rock Subdivision. d. Ford Lane is already a dedicated 47' right-of-way. This plat shows a 54' right-of-way, with this plat dedicating 271. Please explain how it is a 54' right-of-way. e. How does Spaulding Lane get a 54' right-of-way? 6. The comments received from the Stormwater Utility are quite significant and possibly could prevent this item from going to the Planning and Zoning Board in August. A copy of their comments is attached to this letter. The final drainage report needs to deal with the site drainage. How do the two detention ponds function? There are questions about the proposed grading in these areas. 7. The Engineering Department has the following comments to offer: a. Comments on the subdivision plat have been sent to the project engineer. b. The sanitary sewer being abandoned in the right-of-way must be removed, not just filled in and abandoned in place. C. The street plan sheets need more information/detail to complete the design. d. Additional comments are on the utility plans that have been returned to the project engineer. A copy of the comments received from U.S. West is attached to this letter. 2. This property will be served by the ELCO Water District. Richard Mattingly, the ELCO Engineering Manager, has stated that this property is situated within their Included Land Area and they are capable of serving the project as proposed. However, as of July 11, 1994, final construction plans for the water distribution system had not been submitted to their office for review and approval. Per a telephone conversation on July llth with the project engineer, it was stated that these plans and the required fees would be delivered to the District immediately..The District will notify the City upon completion of their approval of the design. Richard can be reached at 493-2044 if you have any questions about these comments. 3. Public Service Company of Colorado has offered the following comments: a. A 30' wide PSC easement (Book 2065,. Page 802) that cuts diagonally through the property needs to be shown on the Final plat. A statement can be added to the plat that this easement will be vacated after the line has been rerouted/abandoned at the owner's expense. b. A 1954 easement (unrecorded) for a gas line to the existing farm house should be shown on the plat. A copy of this easement description was faxed to Stewart & Associates on 7/13/94. C.
